Hoover's Economic Revival: Revitalizing Alabama's Largest Mall (2026)

The decline of Alabama's largest mall, Riverchase Galleria, has become a pressing issue for the city of Hoover, costing the municipality millions annually. Mayor Nick Derzis, a veteran of the Hoover Police Department, has vowed to revive the mall and the adjacent Patton Creek Shopping Center, promising a leadership role for Hoover in the Birmingham metro area.

Derzis reminisced about the Galleria's heyday, when it was a bustling hub of activity. Opened in 1986, the Galleria boasts an impressive 1.2 million square feet of retail space, a 15-story hotel, and a 17-story office tower, making it the largest mall in the state and a significant development in the Southeast.

However, recent years have seen a decline in the Galleria's fortunes. Perceptions of the mall's safety have been damaged by tragic incidents, including the Thanksgiving 2018 shooting and a 2020 shootout that resulted in the deaths of young individuals. These incidents, coupled with a 33% drop in visitation since 2019 and a 41% decline in sales tax revenue since 2007, have left the Galleria struggling.

The mall's condition has taken a toll on Hoover's revenue, with Derzis estimating a $9 million annual loss. Across the boulevard, Patton Creek, an open-air shopping center, faces similar challenges, with several empty storefronts despite being almost half the age of the Galleria.

Derzis expressed his determination to restore the malls to their former glory, stating, "We want to be a partner. We want to revitalize." He envisions a destination that not only attracts locals but also draws visitors from across the state.

However, despite this ambitious vision, concrete plans for the malls' revival remain elusive. Derzis acknowledged the need for collaboration with developers and owners, stating, "It's hard to lay out exactly what the plan is until we get them to the table to tell us."

The mayor remains optimistic, believing that the malls can become future economic drivers. He invites stakeholders to join in reimagining and re-envisioning these shopping centers, creating a vibrant destination that will once again thrive.
